Approximately 23 Acres of Land in Louisiana

Sale of real property consisting of approximately 23 acres located in Avoyelles Parish, Louisiana, and more described as below:

That certain piece, parcel or tract of land, together with all buildings and improvements located thereon, and all rights, ways, and privileges thereto appertaining, being, lying and situated in Avoyelles Parish, Louisiana, and being more particularly described as follows, to-wit: TRACT 1: A certain piece or parcel of land, together with all buildings and improvements thereon, situated in Section 16, T3N-R3E, Avoyelles Parish, Louisiana, containing 2.28 acres and described as Lot 6-B on that certain Plat of Survey prepared by Jared A. Couvillion, PLS, La. Reg. No. 4931 dated August 29, 2008, a copy of which is recorded in Plat Book 30, Page 421, records of Avoyelles Parish, Louisiana. Said tract is bounded as follows: North by Lot 6A (Kerry L. Spruill); East by Randy McGehee and Winston Hayes; South by Winston Hayes; and, West by Canal. This is a portion of the property acquired by Dayson Hayes as his separate and paraphernal property under separate administration and control and for his separate use, management and benefit in the Partition of Realty filed February 1, 1988, in COB A-367, Page 952, records of Avoyelles Parish, Louisiana. TRACT 2: A certain lot or parcel of ground, together with all buildings and improvements thereon, located in and forming a portion of the NW/4 of the NE/4 of Section 16, T3N, R3E, Ward 1, Avoyelles Parish, Louisiana, containing 13.94 acres, more or less, and being more particularly described as follows, to-wit: Begin at the SE corner of the NW/4 of the NE/4 of Section 16, T3N-R3E. From said POINT OF BEGINNING proceed N 89 degrees 13 minutes W for a distance of 925.3 feet to a point, thence proceed due N for a distance of 653.0 feet to a point, thence proceed S 89 degrees 38 minutes E for a distance of 925.1 feet to a point, thence proceed due S for a distance of 660 feet back to the POINT OF BEGINNING, all as more clearly shown on Plat of Survey by Jessie P. Lachney, RLS, dated February 11, 2000, which is made a part hereof by reference. Said tract is bounded, now or formerly, as follows: N by that certain 3.82 acre tract of land belonging to Calvin Hayes, Jr, et al, S by Kirby Sayes and Oren C. Sayes, et al, E by Kerry Spruill, and, W by Winston Hayes. Said tract described above comprising the following Lot I-A (Aaron Hayes), Lot 2-A (Calvin Hayes, Jr), Lot 3-A (Gilda Hayes Thorne), Lot 4-A (Verna Hayes Wilson), and, Lot 5-A (Oren Hayes) of that certain Act of Partition filed February 1, 1988, recorded in COB A-367, Page 952, Entry No 88-0527, and more clearly identified with Plat of Survey by Ralph L. Gagnard, RLS, dated March 11, 1975, said plat recorded in Plat Book 24, Page 36, records of Avoyelles, LA. TRACT 3: A certain piece or parcel of land, together with all buildings and improvements thereon, situated in and forming a portion of the NW/4 of the NE/4 of Section 16, T3N-R3E, Ward 1, Avoyelles Parish, Louisiana, containing 3.82 acres, more or less, and being more particularly described as follows, to-wit: Commence at the SE comer of the NW/4 of the NE/4 of Section 16, T3N-R3E, and from said point proceed due N for a distance of 660 feet to a point, said point being the SE corner of the property described herein and called the POINT OF BEGINNING. From said POINT OF BEGINNING proceed N 89 degrees 38 minutes W for a distance of 1,319.8 feet to a point, thence proceed N 0 degrees 41 minutes E for a distance of 205.4 feet to a point, thence proceed S 69 degrees 24 minutes E for a distance of 193.6 feet to a point, thence proceed S 83 degrees 12 minutes E for a distance of 1801 feet to a point, thence proceed S 89 degrees 32 minutes E for a distance of 9573 feet to a point, thence proceed due S for a distance of 116 feet back to the POINT OF BEGINNING, all as more clearly shown on Plat of Survey by Jessie P. Lachney, RLS, dated February 11, 2000, which is made a part hereof by reference. Being bounded, now or formerly, as follows N and E by Kerry Spruill, S by Lots 1-A through 5-A as shown on Plat of Survey by Ralph L. Gagnard, RLS, dated March 11, 1975, said plat recorded in Plat Book 24, Page 36, records of Avoyelles Parish, I A, or Aaron Hayes and others, and, W by Lot 6 of said plat or Dayson Hayes. TRACT 4: A certain tract or parcel of land together with all buildings and improvements thereon, lying in and situated in the North Half (N/2) of the North Half (N/2) of Section 16, Township 3 North, Range 3 East, North Red River District, Avoyelles Parish, Louisiana, said tract containing 3.31 acres, more or less, being Tract D, and being more particularly identified as "TRACT "D", 3.31 acres", on Plat of Survey by Moreau Professional Land Surveying, LLC, Professional Land Surveyor, dated December 30, 2006, a copy of said plat being recorded in COB 546, page 389. The property herein being bounded, now or formerly, on the North by now or formerly Kerry Sprull; East by Lot 1-A of said plat; South by now or formerly Oren Sayes; and on the West by Tract B and Tract C of said plat.
