Two Real Properties and Equipment for Auction in Louisiana

Online Auction Sale of two (2) parcels of real property totaling sixty (60) acres, more or less, and personal property located in Lincoln Parish, Simsboro, Louisiana, and more described as below:

(i) The legal description of the real property is as follows:

• TRACT I: Hereafter referred to as the "Forty Acre Tract" SW 1/4 OF SW 1/4 of Section 27, Township 18 North, Range 4 West, Lincoln Parish, Louisiana. According to information and belief, the Forty Acre Tract has a street address of 5235 Highway 563, Simsboro, Louisiana 71275.
• TRACT II: Hereafter referred to as the "Twenty Acre Tract" NW 1/4 OF SW 1/4 of Section 27, Township 18 North, Range 4 West, Lincoln Parish, Louisiana LESS AND EXCEPT the following tracts: (a) The North 12 feet (12') thereof; (b) Tracts 1 through 6, inclusive, per the plat and map prepared by Cecil L. Albritton, Registered Land Surveyor, dated April, 1974, on file and of record in Conveyance Book 17 4 at Page 167, records of the Clerk of Court of Lincoln Parish, Louisiana; (c) All dedicated roads and streets per the aforementioned plat and map of Cecil L. Albritton, and the plat and map dated May 16, 1977, attached to Act of Dedication dated May 16, 1977, recorded in Conveyance Book 212 at Page 283, records of the Clerk of Court of Lincoln Parish, Louisiana. According to information and belief, the Twenty Acre Tract has a street address of 5199 Highway 563, Simsboro, Louisiana 71275.

The Forty Acre Tract and the Twenty Acre Tract are both subject to that certain electric transmission Right-of-Way Easement dated March 19, 2019, and filed of record on December 3, 2019, in the Clerk of Court of Lincoln Parish, Louisiana, as Instrument No. 187320.

(ii) Personal Property: The personal property owned by the seller includes, but is not limited to, the following: Inventory, equipment, supplies, rolling stock, fixtures, office furniture, office equipment, machinery.
