Any and all interests of James M. Vannoy, in and to all of the oil, gas, and other minerals of every kind and character lying in, under and which may be produced from the seller's interest in the following described property, to wit: All undivided fractional interest in all of the oil, gas, and other minerals constituting a .001578 royalty interest in J. G. Gholston Wells (Lease No. 22791 C. V. Wells #2 & 3 in the Carthage Field Engineering Committee Unit No. 527, consisting of 668.48 acres of land) located AB224 G. Goodwin Survey, Panola County, Texas (hereinafter referred to as the “Property”).
