Sale of all of the oil, gas (including other gaseous substances or associated substances), coal, brine and other minerals of any type or nature whether the same is owned legally or equitably as a severed or unsevered mineral right, royalty interest, nonparticipating royalty interest, overriding royalty interest, executive right, or mining claim and whether or not the same is presently known commercially as a “mineral” in the locale of lands, but expressly excluding any working interests owned by Bearcat, (herein referred to as “Mineral” or “Minerals”), and more described on the attached PDF.
