All that tract or parcel of land, containing 5.401 acres, lying and being in Land Lot No. 96 in the 13th Land District of Miller County, Georgia, and being more particularly described by plat of survey prepared by G. L. Holman, RLS No. 2033, entitled "SURVEY FOR GEORGE CALLAN HI", dated October 3, 2018 and recorded in the Office of the Clerk of Superior Court of Miller County, Georgia in Plat Book E2018, at page 0025, which plat is incorporated herein.
Together with a perpetual, non- exclusive easement for access to and from the above property to U.S. Highway No. 27, which such easement is more particularly described as "30' ACCESS EASEMENT' on the above plat.
