Description: Estate’s interest in a residential home in Glendale Arizona. The property address is 4506 West Citrus Way, Glendale, AZ 85301. The residence sits on a parcel of 13,416 square feet. The residence has 3,918 square feet of living space, including a ‘guest house’. The residence was constructed in 1968. It has a pool, covered patio, refrigerated cooling, heat and utilities. The roof is asphalt shingle and a 8” block wall fence.

The residence has two separate kitchens and was utilized as two separate tenant residences. It contains 7 bedrooms and 4 bathrooms.

It is located in the Glendale sub-division of West Plaza Sixteen. There are residences in the area. The APN# is 146-30-121-1. The legal description is ‘Lot 484, of West Plaza Sixteen, According to the Plat of Record in the office of the County Recorder of Maricopa County, Arizona, recorded in Book 102 of Maps, Page 21.’.

The City of Glendale inspected the home and imposed a list of health and safety violations on the residence in March of 2011. These related to electric issues, and that a permit was not issued for additions to the home. The residence had also been reconfigured and leased to multiple residents as separate residences, a violation of City law. The residence may still need a permit for a metal frame structure near the pool, changes to wiring for the kitchen appliances, and a properly secured fence around the pool. The neighborhood is not zoned for multiple-family residences.

The debtors (owners) complied with some of the violations and paid improvements in May of 2011 of $4,788.96 in improvements and corrections. Copies of both the City violations notices, and the receipt of the corrections, will be provided upon request. There are still repair needs in both the interior and exterior and may need additional work to satisfy city ordinances.

2012 taxes were approximately $1,318.26 and have not been paid. 2011 taxes were $1,205.42 and have also not been paid. Total past due taxes and late fees are approximately $2,718.05 per the County treasurer’s office and may be slightly higher after 12/31/12.

Location Info: The property is located on Citrus Way between Glendale Avenue and Bethany Home Road. It is west of Interstate 17 near central Phoenix. Viewing is available beginning 12/08/2012.
