Subject to the survey which has been requested and is pending, approximately 55 acres in irregular tracts located in the S/2 of the SW/4of12-4-18 and in the NE/4 of the NW/4of13-4-18, Phillips County, Kansas; RESERVING, SAVING AND EXCEPTING unto Seller, his heirs, executors, administrators, transferees, and assigns, an easement in, upon, and under such irregular tracts located in the S/2 of the SW/4 of12-4-18 and in the NE/4 of the NW/4of13-4-18, Phillips County, Kansas, being sold, transferred, and conveyed to Buyers under the agreement to which this exhibit is attached for an existing gas line running from Highway 183 to buildings and improvements located on that portion of the S/2 of the SW/4of12-4-18 and in the NE/4 of the NW/4of13-4-18, Phillips County, Kansas, which is owned by Seller but which is not being sold, transferred, or conveyed to Buyers under the agreement to which this exhibit is attached, together with the full and free right to enter upon said premises and use so much of the surface thereof as may be reasonably necessary to maintain, repair, and/or replace such gas line; and, SUBJECT TO all prior easements, rights-of-way, and restrictions of record, if any.
