Sale of undivided one-fourth interest, as joint tenancy with right of survivorship, in real property located at 701B Illinois Avenue, Carbondale, Illinois.

The real property is more specifically described as:

A Part of Lot 326 in Henry Sander’s Addition to the City of Carbondale, Illinois, Parcel No. 15-21-409-020.

Tract 1 – Commencing at the Northwest Corner of said Lot 326, thence Southerly along the West Side of Lot 326 a distance of 18 feet to the point of beginning, thence Easterly parallel with the North line of said Lot 326 a distance of 61 feet more or less to the East side of the existing building, it being the intent that the last described course shall go down the middle of the East West center wall in said building; thence Southerly along the Easterly side of said building a distance of 18 feet more or less to the Southeast Corner of said building; thence Westerly parallel with the North line of said Lot 326 along the South side of said building a distance of 61 feet more or less to the West line of said Lot 326, thence Northerly along the West line of Lot 326 a distance of 18 feet more or less to the point of beginning.

Tract 2 – An undivided one-half interest in Lot 326 in Henry Sander’s Addition to Carbondale, Illinois except one foot in even width of the South side thereof and except: Beginning at the Northwest corner of said Lot 326, thence South along the West line of said Lot 326 a distance of 36 feet; thence Easterly parallel with the North line of said Lot a distance of 61 feet more or less to the Southeast corner of the existing building; thence Northerly parallel with the West line of said Lot 326 and along the East side of said building a distance of 36 feet more or less to the North line of said Lot, thence Westerly along said North line a distance of 61 feet more or less to the point of beginning.
