Seven Real Properties in South Carolina

Sale of seven parcels of real property located in Hilton Head, South Carolina, and more described as below:

• Parcel A: This is a .64 acre parcel which is subject to a lease for a Starbucks coffeehouse.
• Parcel B: This is a parcel with a building subject to a lease with SteinMart, Inc. for a 29,530 square foot space.
• Parcel C: This is a parcel with a building currently divided into four suites: i. Suite 103 is a 13,233 square foot space occupied by West Marine Products, Inc.; ii. Suite 105 is a 3,200 square foot space that is currently vacant; iii. Suite 109 is an 18,200 square foot space that is currently vacant; iv. Suite 120 is an 18,000 square foot space occupied by Petsmart, Inc.;
• Parcel D: This is a 2.79 acre parcel of undeveloped land;
• Parcel E: This is a 1.55 acre parcel, of undeveloped land;
• Parcel F: This is a .26 acre parcel with a building containing approximately 10,000 square feet of space divided into five suites: i. Suite 301 – 3,086 square feet of space subject to a lease with an entity operating Another Broken Egg Café. ii. Suite 302 – 1,400 square feet of space that was subject to a lease with Foams Mitchell, LLC Dba Dream Boutique, which lease is in the process of being terminated in a manner that will preserve any ability to pursue the tenant and guarantors under the lease. iii. Suite 303 – 1,470 square feet of space that is subject to a lease with an entity operating Island Nails and Spas; iv. Suite 304 – 1,400 square feet of space that is currently vacant; v. Suite 305 – 2,595 square feet of space which is currently vacant.;
