Sale of undivided one-fourth (1/4) interest in the leasehold interest and estate in and to Lot Number Fifty-One (51), Block Number One (1), Port South Subdivision, Port Mansfield, Willacy County, Texas, according to the map thereof, as such interest is reflected by that certain Residential Lease Agreement dated July 1, 1983, by and between the Willacy County Navigation District, as Lessor, and Jim Hough Construction Company, as Lessee, and subsequently assigned to Randall Allen Lea and Abby Elizabeth Lea herein; and also including:

Undivided one-fourth interest in and to that certain Residential Lease Agreement dated July 1, 1983, by and between the Willacy County Navigation District, as Lessor, and Jim Hough Construction Company, as Lessee, and covering said Lot Fifty-One (51), as hereinafter more particularly described, regarding the remaining portion of the term mentioned in said Lease, recorded in Volume 5, Pages 1-3, Landlord and Tenant Lien Records of Willacy County, Texas;

SUBJECT to all visible and apparent easement on or across the property; and
SUBJECT to all zoning ordinances and building code restrictions of record in the office of the County Clerk of Willacy County, Texas; and
SUBJECT to the covenants and conditions contained in the Residential Lease Agreement dated July 1, 1983, by and between the Willacy County Navigation District, as Lessor, and Jim Hough Construction Company, as Lessee, and subsequently assigned to Randall Allen Lea and Abby Elizabeth Lea; and
SUBJECT to the easements for roadways and public utilities as reserved in the map and dedication of Port Mansfield and the map of Port South Subdivision, of record in Volume 3, Page 17, Map Records, Willacy County, Texas; and
SUBJECT to all oil, gas, and other minerals the same having been reserved by predecessors in title; and
SUBJECT to all valid and existing oil, gas and mineral leases, if any; and
SUBJECT to all restrictions of record in Volume 108, Page 705, Miscellaneous Deed Records, Willacy County, Texas; and
SUBJECT to the Agreement dated May 12, 1983, by and between Jim Hough Construction Company and Central Power and Light Company, of record in Volume 145, Page 207, Deed Records, Willacy County, Texas; and
SUBJECT to the Agreement dated August 8, 1983, by and between Jim Hough Construction Company and Central Power and Light Company, of record in Volume 147, Page 215, Deed Records, Willacy County, Texas; and
SUBJECT to any and all rights-of-way, easements, restrictions, reservations and covenants of record; and
SUBJECT to all zoning and building code restrictions of Willacy County, Texas; and
SUBJECT to the rights of the public, State of Texas, County of Willacy, in and to the part of the premises in question if any taken or used for highway or road purposes and subject to any and all easements, public or private, including easements of record.
