Sale of Interest in a Real Estate Contract, described as below:

The Real Estate Contract: On June 5, 2015, the Debtor entered into a real estate contract (the “REC”) as seller with Andreas Villanueva, Maria Villanueva, and Emigdio Villanueva as buyers (the “Buyers”). Under the REC, the Buyers agreed to pay to the Debtor the principal amount of $75,000.00. The Buyers paid to the Debtor a down payment of $20,000.00 and agreed to pay the remaining $55,000.00 at 6.00% interest in monthly installments of $329.75. The Buyers also agreed to make a balloon payment of the principal balance plus accrued interest on July 5, 2020. As of July 20, 2018, the Buyers owed $50,050.71 on the REC.
