Any and all mineral and royalty interest owned by me under any and all real property owned by me in Madison County, Texas, or any other County within the State of Texas, including but not limited to all the non-participating royalty interest of any nature and amount owned by me under the mineral lease on all those certain tracts or parcels of land out of the L.M.H. Washington Survey, A-241, Madison County, Texas, described in a deed dated July 24, 1961, by and between W.G. Wilson et ux and B.L. Adkins, et ux, recorded in Volume 137, Page 244 of the Deed Records of Madison County, Texas, containing 96 acres of land, more or less; LESS: All of that certain tract or parcel of land described in a deed dated February 6, 1974, by and between B.L. Adkins et ux and Joe A. Ciulla, recorded in Volume 200, Page 477 of the Deed Records of Madison County, Texas, containing 67.55 acres of land, more or less.
