Golf Course Resort in Indiana

Sale of Real estate and personal property of Pointe Properties, LLC. The seller is the owner of the Eagle Pointe Golf Resort located in Bloomington, Indiana, and more particularly described in Exhibit 1 on the attached PDF (the “Real Estate”). The Eagle Pointe Golf Resort is an 18 hole golf course on approximately 128.54 acres. It includes approximately 7 structures located on its premises. Such structures include the following:

• Club House (12,737 sq. ft.);
• Eagles Nest (4,472 sq. ft. consisting of 2 bathrooms, a standup bar serving area, a utility room and 3 storage closets);
• Birdies/ Play-and-Stay (1,892 sq. ft. consisting of 4 bedrooms, 2 baths, kitchen and living area);
• Cabana Bar/Pool Storage (1,380 sq. ft.);
• Hot Dog Shack (101 sq. ft.); and
• Two maintenance barns for equipment storage and repair.

The Sale also include all of the personal property, including goods held for resale in the pro shop, office furniture and equipment, and equipment related to maintaining the golf course and all other tangible personal property of the seller other than a certain cooler installed by Deaton’s Mechanical Co. Inc (the “Personal Property,” and together with the Real Estate, the “Property”).
