Auction Sale of Business commonly known as West Valley Convalescent Hospital, located at 3057 Shoup Avenue, West Hills, CA 91307 including:

• All of Estate's interest in the Lease;
• All personal property owned by the Estate, used or useful in the operation of the West Hills Facility, to the extent such personal property is not property of the Landlord under the Lease and;
• To the extent assignable by the Estate without material cost to the Estate, any licenses, permits, entitlements, governmental approvals, certificates and any other intangible personal property which benefit the West Hills Facility.
