Assets of Vermont Non Profit including 177 Acre Campus

Sale of remaining assets of the Vermont Center for the Deaf and Hard of Hearing, including the following, located at the Campus, at Austine Drive in Brattleboro, Vermont:

• All of the real estate owned by the Seller, being the property generally known as the Campus, including the improvements thereon, which comprise various structures including but not limited to Holton Hall, Vermont Hall, Croker Hall, Wheeler House, the former president’s house, two dorms, maintenance buildings, and five seasonal cabins, but not including the yurt which was constructed and is owned by a tenant on the real estate.
• All rights to plans and other documents, to the extent they exist and are known to the Trustee, relating to the real estate and the personal property.
• All rights, if any, under existing warranties relating to the Property.

The Campus of the Seller, operated from 1912 through September, 2014 as a school for deaf and hard of hearing children. The Campus is composed of eight building with total gross building area (not net rentable area) of approximately 132,780 square feet. Three buildings are large brick school/office buildings, two are wooden dormitory buildings, one is a single family residence, one is a building with five residential units, and there is a maintenance garage. There are also five seasonal cabins. The land parcel is 177± acres. About 27 acres are used for the Campus area. The sale includes the entire 177± acres.
