Mortgage Note and Deed of Trust. The promissory note is dated January 22, 2020 in the original principal amount of $139,833.11 and is executed by Phillip Warren as borrower. The deed of trust secures payment of the promissory note with a first lien on a one-half interest the remainder interest in approximately 93 acres of non-homestead real property in Comanche County, Texas. The remainder interest owned by Phillip Warren is subject to a life estate of his parents, Jerry A. Warren (approximate age 86) and Cheryl Warren (approximate age 83). The Trustee has possession of the original promissory note with Phillip Warren’s original “wet ink” signature. Phillip Warren has made monthly payments of $582.64 on the note from February 2020 through and including January 2021. As of January 13, 2021, the balance owed on the note was $132,841.43.
