Restaurant Property and Related Assets for Auction in Maryland

Auction Sale of assets of Fener, LLC (“Fener”) and Kuru, Inc. (“Kuru”), (collectively the “Sellers”), which includes:

• Fener owns commercial real property located at 801-03 S. Broadway, Baltimore, Maryland (the “Property”), more specifically described in the deed dated December 13, 2016, recorded among the land records for Baltimore City, Maryland, at Liber 18717, Folio 204, as: Beginning for the same at the southeast corner of Broadway and Lancaster Street running then southerly bounding on the east side of Broadway 34 feet thence easterly parallel with Lancaster Street 60 feet thence northerly parallel with Broadway 34 feet to Lancaster Street and thence westerly on the south side of Lancaster Street 60 feet to the place of beginning.;
• Kuru operates Jimmy’s Restaurant of Fells Point from the Property (the “Restaurant”). The 2,764 square foot Restaurant seats approximately 91 people indoors, with additional outdoor seating for approximately 40 patrons. In addition to ample street parking and metered spaces, the Property has four dedicated parking spaces; and
• Kuru is the owner of certain personal property used in connection with the Restaurant, including tables, chairs, plateware, inventory, sports memorabilia/pictures and certain kitchen and restaurant equipment, as well as a Class B Beer, Wine and Liquor License (the “Personalty”).
